Exterior Elevated Elements - E3 Inspections

California State & San Francisco City Inspections

HOA/Condo (SB 326) - California SB 326 – CA Civil Code – 5551

Requires inspections of exterior elevated elements that are at least 6 feet off the ground (including balconies, decks, and walkways) and associated waterproofing systems on condominiums that contain 3 or more units to ensure they are in good condition and safe for occupancy and loads.


Who Is Affected?

This new law is specific to Condominiums (Multi Family Housing) controlled by residential homeowners’ associations (HOAs) and applies to any building containing 3 or more multi-family dwelling units

Apartments and Commercials (SB 721) - California SB 721 – CA Health and Saf

Requires inspections of exterior elevated elements with load-bearing components (including balconies, decks, and walkways) and associated waterproofing systems on multi-family dwellings like apartments of 3 or more units.


Who Is Affected?

The new balcony law applies to owners of structures with 3 or more multi-family dwelling units and holds owners responsible for safety by requiring inspections of exterior elevated elements that include load-bearing components and waterproofing systems.

SF Housing Code (Section 604)

Section 604 establishes safety codes to ensure the stability and integrity of exterior elevated elements (EEEs) in San Francisco. 


Who Is Affected?

If you own or manage a building in San Francisco, your property may be impacted by San Francisco’s 604 Affidavit / SF Housing Code Section 604. Section 604 establishes safety codes to ensure the stability and integrity of exterior elevated elements (EEEs) in San Francisco.
